Deciding to sell your home is a big decision. The process can be long and tedious – but it doesn’t have to be. I’ve compiled a list of the top 5 selling mistakes I’ve seen over the years so you can make sure they aren’t your mistakes too!
Setting your selling price too high or too low
Something I see time and time again are vendors mis-pricing their property. More often than not, this only leads to disappointment. Being realistic about your properties value ensures you can stay in control of the sale. I recommend getting your home valued by an agent you trust to give you an honest idea of your properties worth.
Selling your home unfurnished
When potential buyers are touring your home, you are selling them the dream of owning your property. If they walk into a home that’s empty, picturing their life there seems distant and unattainable. Regardless of how desperate you may be to sell your property, don’t make the mistake of leaving your home bare!
Not styling your home for your selling audience
When it comes time to staging your property, taking into account your properties location, price point and over-arching style are all things you need to consider. Is the property a 4 bedroom house or a 2 bedroom apartment? Are you selling to a family or a single professional? Why not attend a few opens in your area to better understand your market and potential sales demographic! The better you know your market, the more successful your sale will be. Depending on your budget you can even consider professional styling. Although the $5000 it costs to style your home professionally may seem expensive at first glance, time and time again it’s proven to be a worthwhile investment.
Not investing in professional photos
We’ve all visited real estate websites to stumble across photos we can’t believe someone would use to sell their property. Don’t be that person! Now that over 90% of people search for their next home online before seeing it in real life, investing in a professional real estate photographer is a non negotiable.
Deciding on the wrong real estate agent
The final and most detrimental mistake you can make when selling your home is choosing the wrong real estate agent. Regardless of whether you follow all of the above steps, without the right agent your properties sale still won’t achieve the best price. Make sure you thoroughly research the agent you’ll be trusting to sell your home.
